3. Client Responsibilities

As a property owner, you agree to:
- Provide accurate property information and documentation
- Maintain property insurance and comply with legal requirements
- Authorize necessary repairs and maintenance
- Pay management fees as agreed in the service agreement
- Provide timely responses to management requests
3.2 Property Condition
You warrant that your property:
- Complies with all applicable laws and regulations
- Is safe and habitable for tenants
- Has all necessary permits and certifications
- Is free from defects that could cause harm
4. Fees and Payment
4.1 Management Fees
Management fees are specified in individual service agreements and may include:
- Monthly management fees
- Leasing and placement fees
- Property inspection fees
- Marketing and advertising costs
4.2 Payment Terms
Fees are payable as specified in your service agreement. Late payments may incur additional charges.
5. Limitation of Liability
To the maximum extent permitted by law:
- Our liability is limited to the management fees paid in the 12 months prior to the claim
- We are not liable for indirect, consequential, or punitive damages
- We are not responsible for tenant actions or property damage beyond our control
- We provide services with reasonable care and skill but make no warranties
6. Indemnification
You agree to indemnify and hold Skill Dynamo harmless from claims arising from:
- Your breach of these Terms
- Property defects or safety issues
- Violations of laws or regulations
- Third-party claims related to your property
7. Termination
7.1 Termination by Client
You may terminate our services with written notice as specified in your service agreement.
7.2 Termination by Skill Dynamo
We may terminate services if:
- You breach these Terms or your service agreement
- Fees remain unpaid after notice
- The property becomes illegal or unsafe
- We determine the relationship is no longer viable
8. Intellectual Property
All content on our website, including text, graphics, logos, and software, is owned by Skill Dynamo and protected by intellectual property laws.
9. Privacy

10. Dispute Resolution
10.1 Governing Law
These Terms are governed by the laws of Victoria, Australia.
